You should expect the inspection to take 2 to 3 hours to complete. It is important that all utilities are turned on which you can verify through your realtor. You are welcome to follow along during the inspection. If you have questions feel free to ask at any time. The inspection starts on the exterior of the home. The inspector enters information into a smartphone, jotting down details such as serial numbers, general conditions, notes, etc., and takes many pictures along the way. You can consider the inspection a walking tour of your new home with the inspector being your tour guide. Once the inspection is complete the inspector will review his findings with you at that time. The inspector then prepares a report and emails it to you within 24 hours.
